Room by room, in writing, with frequencies against each item. It is the document every visit is later checked against, so it is worth getting argumentative about at this stage rather than in month three.

Costed against that specification, excluding VAT, on rolling monthly terms with 30 days' mutual notice. No lock-in and no joining fee.
If you decide against us, the specification is still yours. Take it to whoever you like — a written standard is worth having regardless of who delivers it against it.
