The job
A one-off deep clean before a Marylebone office opened in January 2026. No contract, no relationship, no reason to pick us other than availability and a price.
It became the contract that still runs the building — approximately 162 service hours a month.
Why it converted
Nothing clever happened. We did the deep clean to a written scope, on the date agreed, and the building opened on time.
Both of our largest accounts began exactly this way — a single job, done to a written scope, with nothing promised beyond it.

A building opens once, and the date does not move.
Everything else about a fit-out can slip a week. The day people walk in cannot, which is why the clean before it is the one job on the programme with no float in it.
The opening is the first impression
Every person through the door on day one — staff, clients, the landlord — forms a view of the building in the first ninety seconds. That view is mostly about surfaces, and it is very hard to revise later.
A pre-opening clean is an audition
The client can inspect every surface we touched, on the day, in good light. We would rather be judged on that than on a written proposal, which is why we take these jobs on buildings we have no relationship with.
Cleaning is not snagging
Both happen in the same fortnight and they are different trades. Knowing which marks are ours to remove and which belong to the contractor stops the finger-pointing that usually eats the last week.
