What we did, and what it changed.

The job

A City roof terrace restored for summer use in June 2026. Three operatives. Outdoor upholstery, algae-stained frames, thresholds and door tracks.

The client had already priced replacement furniture. Restoration came in materially under that, and it kept a set of furniture out of a skip.

Why it is here

Specialist work like this is not a separate business for us. It sits inside the contract as periodic works — scheduled, budgeted, and done without anyone having to arrange it.

This is the same client as the carpet clean below. They came back eight months later for a different service, which is a better recommendation than anything we could write here.

Questions people ask about this kind of job.

Is it actually cheaper to clean than replace?
On this job, materially — the client had already priced replacement furniture and restoration came in well under it. It is not always true. If a frame is corroded through or fabric is perished, we will say so and tell you to replace it rather than take money for a job that will not last.
When is the right time of year?
Spring, before the terrace is needed. Algae and organic growth build over winter, and cleaning them off in March gives you the whole season. June is usually a scramble, and drying time is less predictable than people expect.
Does this have to be arranged as a separate job?
Not if you are on a contract. Work like this sits inside the account as periodic works — scheduled, budgeted and done without anyone having to raise a purchase order. That is the main practical difference between a contract and a series of one-offs.
Do you look after the planting as well?
No. We clean hard surfaces, furniture, thresholds and glass. Planting, grounds and landscaping are not services we offer, and we would rather point you to someone who does that properly than take it on badly.

Why restoration beats replacement

Outdoor furniture gets written off years before it needs to be.

The client here had already priced a full replacement set. Restoration came in materially under it, took three operatives one visit, and kept a usable set of furniture out of a skip.

Weathered is not the same as finished

Algae, organic staining and ingrained dirt read as damage from ten feet away. Most outdoor upholstery and frames are structurally fine underneath — what has failed is the surface, and surfaces are recoverable.

It is a seasonal window, not an emergency

A terrace is worth restoring in spring, before the season it is meant to be used in. Done inside a contract as periodic works it lands on a date already agreed, rather than becoming an urgent quote in June.

The cheaper option is also the greener one

Keeping a furniture set in service for another few years is a genuine reduction, not an offset. It is the kind of thing that belongs in a social value return because it actually happened.
