Saltdean end of tenancy
Full deposit returned, with no deductions.
What we did, and what it changed.
The job
A one-bedroom apartment in Saltdean at the end of a tenancy, July 2026. Booked by the outgoing tenant rather than the landlord. Three operatives, roughly four hours — twelve hours of labour in a one-bedroom flat.
The deposit was returned in full, with no deductions.
What we quoted for, and what we did not
The carpets were in good condition. They needed vacuuming, not extraction — so that is what we quoted, and extraction was never added to the price. Interior windows were included; exterior glass is a separate service and we said so up front rather than leaving it off the invoice quietly.
The oven was the one genuine add-on. It needed a full strip-down, so we priced it as an extra rather than folding it into a headline figure that would have looked cheaper and then grown. A departing tenant's biggest worry is being charged for work they do not need, and the cheapest way to answer that is not to do it.
The carpets needed vacuuming, not extraction — so that is what we quoted.
Unnamed at the tenant’s request. Everyone in these photographs agreed to appear in them.
What we walked into.

What the job actually covered.
What was included
- Full interior clean, room by room
- Oven deep clean, stripped down
- Carpets vacuumed
- Interior windows
- Bathroom and ensuite descaled
- Appliance interiors
What was not
- Carpet extraction — the carpets did not need it
- Exterior window glass
- Anything we could not evidence a need for

Other projects
A deposit is decided in twenty minutes by someone with a checklist.
An inventory clerk is not forming an impression of your housekeeping. They are comparing the property against a document, room by room, and writing down differences.
The clerk checks the same places every time
Oven interior, hob and extractor, fridge seals, the shower screen and grout, skirtings, and inside every cupboard. Effort spent elsewhere feels productive and does not move the outcome.
Evidence ends arguments, opinions do not
A dated photographic record of how the property was handed back is worth more than any assurance. Most deposit disputes are two people describing the same room differently with nothing to point at.
Being quoted for work you do not need is the real cost
The carpets here were in good condition, so we quoted vacuuming rather than extraction and never added it. A quote that only contains what the property actually needs is cheaper than a headline figure that grows.
Tell us the property and the date.
We will tell you what it needs and what it costs, in writing, before you commit to anything. If a date is tight, say so on the first call — that is the part we plan around.
