The work

What we did, and what it changed.

The job

A five-bedroom student house in Brighton at the end of a tenancy, August 2024. 841 sq ft over two floors, five bedrooms each with a basin. Three operatives, about six and a half hours.

Around £700 of deposit per tenant, across five tenants — roughly £3,500 — returned in full.

Why student lets are different

Five tenants means five deposits, judged separately, by one clerk walking one property. The work has to hold up five times over, in one visit.

So the work concentrates where the inspection concentrates: oven, hob, extractor and filter, the sink and the worktop, and every basin. The photographs below are mostly of those surfaces, because that is where the money is.

Five tenants, five deposits, all returned in full.

Unnamed at the landlord’s request.

Questions people ask about this kind of job.

There are five of us. Do we book as a group?
One booking for the whole property is simpler and cheaper than five people arranging pieces of it. Split the cost between you however you like — the inspection is of one house, so the clean should be too.
What does the clerk actually look at in a student house?
The kitchen first, in detail — oven, hob, extractor and filter, sink, worktop, and inside every cupboard. Then bathrooms, then each bedroom including the basin. Communal floors and interior glass after that. That is the order we work in, for the same reason.
How far ahead should we book?
Earlier than feels necessary. Brighton tenancies mostly end within the same two weeks and that is the only fortnight every student house in the city wants cleaning. Book the date as soon as you know it — you can confirm details later.
Is the garden or yard included?
No. Gardens, yards and outdoor areas are outside what we do, and we say so before quoting rather than leaving it off the invoice quietly. If the tenancy agreement requires it, arrange that separately and do not assume it is covered.

Other projects

Why student houses are judged differently

Five tenants. Five deposits. One inspection.

A shared house is checked once, by one clerk, walking one property — and the result is applied to everybody's money separately. A kitchen that is nearly clean costs five people rather than one.

The kitchen carries most of the risk

Oven, hob, extractor and filter, sink and worktop. In a five-bedroom house these are the surfaces five people used and nobody owned, and they are the first place any clerk goes.

Every basin is its own room

Five bedrooms with five basins means five sets of limescale, five plugholes, five mirrors. Individually small, collectively the difference between a clean pass and a list of deductions.

Timing is brutal at the end of the academic year

Every tenancy in the city ends the same fortnight, and so does every other student's. Booking late in that window is how houses end up cleaned badly or not at all.

Next step

Tell us the property and the date.

We will tell you what it needs and what it costs, in writing, before you commit to anything. If a date is tight, say so on the first call — that is the part we plan around.
