The job
A five-bedroom student house in Brighton at the end of a tenancy, August 2024. 841 sq ft over two floors, five bedrooms each with a basin. Three operatives, about six and a half hours.

Why student lets are different
Five tenants means five deposits, judged separately, by one clerk walking one property. The work has to hold up five times over, in one visit.
So the work concentrates where the inspection concentrates: oven, hob, extractor and filter, the sink and the worktop, and every basin. The photographs below are mostly of those surfaces, because that is where the money is.

A shared house is checked once, by one clerk, walking one property — and the result is applied to everybody's money separately. A kitchen that is nearly clean costs five people rather than one.
The kitchen carries most of the risk
Oven, hob, extractor and filter, sink and worktop. In a five-bedroom house these are the surfaces five people used and nobody owned, and they are the first place any clerk goes.
Every basin is its own room
Five bedrooms with five basins means five sets of limescale, five plugholes, five mirrors. Individually small, collectively the difference between a clean pass and a list of deductions.
Timing is brutal at the end of the academic year
Every tenancy in the city ends the same fortnight, and so does every other student's. Booking late in that window is how houses end up cleaned badly or not at all.
